What is a Non-QM home loan?

A non-QM (non-qualified mortgage) loan is a home loan that doesn’t follow the “Qualified Mortgage” rulebook the government wrote for conventional, FHA, and VA loans. These are still fully documented loans for credit-worthy individuals whose income or history doesn’t fit into the standard format.

Instead of two years of tax returns and a W-2, a non-QM loan can verify your income through bank statements, 1099s, a profit-and-loss statement, your assets, or the rent a property brings in. You still have to show you can repay it - we just have more ways to prove it.

Non-QMs are not for everyone. If your income is easy to document, a conventional or government loan is usually cheaper. We’ll compare it against your other loan options before you commit, so you can pick the loan that actually fits your situation and future goals most appropriately.
