DSCR Loans for Ohio Rental Properties

Buying or refinancing a rental property? A DSCR home loan qualifies you on what the property brings in, not what you personally earn. No tax returns, no W-2s, no personal debt-to-income limits standing between you and your next deal.

What is a DSCR loan?

DSCR stands for debt service coverage ratio. It's a simple financial comparison: the rental income a property generates against the total monthly cost of owning it, principal, interest, taxes, insurance, and HOA dues where they apply (PITIA).

Divide the gross monthly rent by that total payment and you get the ratio. Rent of $2,000 against a $1,600 payment gives you a DSCR of 1.25. The property more than covers itself. A ratio right at 1.0 means it breaks even, and some lenders will go below that if your reserves are strong enough.

No personal tax returns. No pay stubs. No debt-to-income calculation on you at all. The property qualifies itself, which is why this has become the go-to financing tool for investors scaling past the handful of mortgages conventional lending allows.

It's one specific product under the broader Non-QM loan umbrella, designed strictly for investment and rental property. If you're buying or refinancing the home you'll actually live in and don't have traditional income to document, you want our No Income, No Employment loan instead (see the Home Loan Products link above), which qualifies you on your personal assets rather than a property's rent. We'll point you to the right one.

Why do investors choose a DSCR loan?

•        No personal income verification. No tax returns, no W-2s, no calls to an employer. The property's rent does the talking.

•        No personal debt-to-income limits. Heavy write-offs, a full plate of other mortgages, or income that doesn't look conventional on paper won't stall this loan the way it would a standard one.

•        Built to scale a portfolio. Bypass the cap that conventional lending puts on how many financed properties you can hold.

•        Close in an LLC. Vest the property under your entity instead of under your personal name if that's how you structure your holdings.

•        Fast file, fast close. Fewer personal documents to chase means fewer conditions standing between you and the closing table.

What you need to qualify for a DSCR loan in Ohio

•        Credit score of 660 or higher for most programs, with stronger pricing above 700 to 720

•        Down payment of 20% to 25% (roughly 75% to 80% LTV on a purchase), with cash-out refinances capped a bit lower

•        A DSCR at or above 1.0 for standard pricing, though specialty programs allow ratios as low as 0.75 to 0.80 with stronger reserves or a larger down payment

•        3 to 6 months of principal, interest, taxes, and insurance (PITIA) in reserve after closing

•        An investment or rental property. This program isn't built for the home you live in

These are guidelines, not a solid wall. A quick pre-approval will tell you exactly where your deal stands. You can start that process via the brown button to the right.

Who is this program built to serve?

Real estate investors buying their next rental. Landlords refinancing a portfolio to pull out equity or lower a rate. Self-employed buyers who'd rather qualify on a property's cash flow than untangle their own tax returns. Anyone closing under an LLC who doesn't want their personal finances on the loan file at all.

A DSCR loan is not for everyone. If you're buying the home you'll live in and don't have documentable income, a no income, no employment loan is almost always the better fit, since it qualifies on your personal assets instead of a property's rent. And if you have steady, documentable income, a standard conventional or bank statement loan will usually get you a better rate.

Why work with Mane Capital Mortgage?

We’re the lender that real estate professionals trust with their own clients, their own reputations, and their own homes.

Investors move fast, and a deal that stalls in the underwriting can cost you the property. You want a lender who closes on time and keeps everyone in the loop, not one more variable to manage on top of the deal itself.

One real estate agent told us, “In the fast-paced world of real estate, having a dependable, knowledgeable, and proactive lender makes all the difference.” Another put it simply: “They close on time and keep everyone in the loop. He (Stas) is my preferred lender!” That's the same reliability you get whether you're buying your fifth rental or your fiftieth.

We won’t give up on you!

If you've been denied or turned down by another lender for your home loan, don't give up. Mane Capital Mortgage specializes in finding a way forward towards home ownership. That's why we offer and serve so many different loan types, for the many different scenarios our clients find themselves within. We're here for you!
