What is an investor home loan?

An investor loan is a mortgage for a property you plan to rent out instead of live in. Lenders call it a non-owner-occupied or investment property loan. Whether it's your first rental or your tenth, the idea is the same: the property earns its keep, and we finance it.

Our investor loan covers up to 80% of the property's value, so you put down as little as 20%. Because a rental carries more risk for the lender than your own home, expect a larger down payment and a slightly higher rate than an owner-occupied loan.

The biggest advantage is flexibility. There's more than one way to prove you can handle the payment, and we'll help you pick the one that makes your numbers look best for the loan.

Why do investors choose an investor loan?

•        Finance up to 80% of the value. Keep more cash on hand for repairs, reserves, or your next deal.

•        No need to live there. Primary residence is not required, so the property can be a pure rental.

•        Flexible qualification. Document your income, use bank statements, or qualify on the rent the property brings in.

•        Room to build a portfolio. Some qualification paths aren't held back by the limit conventional lending puts on how many financed properties you can own.

•        A local broker who knows the market. We know Northeast Ohio, and we lend across the state, from Cleveland and Akron to Columbus and beyond.

You can choose how you qualify

This is where an independent broker earns their place. A bank offers you one way to get a loan; Mane can match you to whichever of these paths below fits your situation: Want the details on each? See our conventional loan page for documented income, our bank statement loan page for self-employed buyers, and our DSCR loan page for rent-based qualification. All three sit alongside our other Non-QM home loan options.

Loan path What we look at Best for
Documented income Your W-2s or tax returns, your credit, and your debt-to-income ratio Investors with steady income they can document
Bank statements Your bank deposits instead of tax returns Self-employed investors whose tax returns understate their income
Rental income (DSCR) The property's rent compared to its monthly payment Investors who want no personal income check and room to scale

What you need to qualify

•        A down payment of about 20% to 25%, with the loan covering up to 80% of the property's value

•        A credit score that depends on the path you choose, with most programs starting around 620 to 640 and better pricing at higher scores

•        Paperwork that matches your path: income documents, bank statements, or the lease and rent estimate for the property

•        Cash reserves left after closing, with the amount depending on the program

•        A rental property, such as a single-family home, condo, townhome, or small multifamily building. Larger buildings may be possible on some programs

•        Many programs also let you close in an LLC if that's how you hold your properties

These are guidelines, not a set-in-stone list. A quick pre-approval tells you where you really stand.

Who is an investor home loan designed to serve?

First-time landlords buying their first rental. Investors adding to a growing portfolio. Self-employed buyers who want their real income to count. Anyone who'd rather talk through the options with a person than fill out a form and wait.

If you plan to live in the property, an owner-occupied loan will carry a lower rate and a smaller down payment, so start with our conventional loan page. And if you're planning a short-term flip or a heavy rehab, tell us about the project first. We'll give you a straight answer on what fits and what doesn't.

Why work with Mane Capital Mortgage?

When big-bank algorithms say “no,” we keep looking for a “yes!”

Investors rarely have tidy files. Maybe your tax returns show less than you earn, or you already hold several mortgages, or the deal has a wrinkle a standard checklist can't handle. Stas Tsiperson, our licensed mortgage professional with more than 20 years of experience, has spent his career on exactly those files.

One client said, Stas “helped guide us through a fairly complicated deal.” Another told us, “We were told by numerous other lenders that they couldn't help us... Stas didn't let our poor credit and unique employment stop him.”

You'll work with an independent brokerage that picks up the phone and knows your file by name. Meet our team.
