For most people, a mortgage is the single largest financial decision they'll ever make. The wrong loan structure can cost a family tens of thousands of dollars over the life of the loan. The right one can save the same. Helping clients land on the right side of that equation is what I've spent the last 23 years doing.

I've personally funded more than 3,000 home loans since 2003, working with first-time buyers, move-up buyers, self-employed borrowers, real estate investors, foreign nationals, veterans, and a long list of Homes for Heroes recipients. I'm a top 1% mortgage originator nationally and have been recognized in the Scotsman Guide (the industry's most rigorous originator ranking) for more than ten consecutive years.

Most mortgage conversations start with 'what's your rate today?' Mine doesn't. The right question is what loan structure fits your timeline, your cash flow, your long-term plans, the way you actually earn money. Rate matters, but it's downstream of structure. I help clients think through the full picture before we lock anything in.

You'll always know exactly where your loan stands, what's still needed, and what comes next. I don't disappear between milestones, and I don't paper over problems with vague optimism. If something on your file needs to change, I'll tell you the day I see it.

Solutions for Situations Other Lenders Can't Handle

A lot of borrowers get turned away by banks or big national lenders because their income doesn't fit a W-2 box, their credit history isn't pristine, or their property type is unusual. I work with all of them. Self-employed borrowers using bank statements or P&L. Real estate investors using DSCR. Foreign nationals and ITIN borrowers. Manufactured homes, condotels, and non-conforming properties. If a deal can be done responsibly, I'll find the path.

Homes for Heroes

I've been a Homes for Heroes affiliate since the early days of the program in Ohio. Homes for Heroes provides meaningful savings on home purchases, sales, and refinances for the people who serve our communities — military members and veterans, teachers, nurses and healthcare workers, firefighters, EMS, and law enforcement. On average, qualifying heroes save about $3,000 buying a home, or $6,000 when they buy and sell with a Homes for Heroes specialist.
